Property Manager Partnerships

Your portfolio, compliant. Your clients, protected.

Manage your Toronto short-term rental portfolio — whole-home and partial-unit — with structured compliance support and a partner who understands permits, MAT obligations, audits, and bylaw risk. Unlike full-service management companies, we don't take a percentage of your revenue — just a flat $25 per unit per month ($250/mo minimum) for compliance support.

Built for managers

Portfolio support that makes sense at scale

Managing short-term rentals across multiple clients can put permits at risk quickly. PRP helps property managers protect their clients' permits — organizing permit support, listing reviews, MAT guidance, ongoing risk flagging, and portfolio-level structure under one partnership model.

Why this works

Built around operational headaches property managers actually face

Portfolio-wide support

Structured compliance help across multiple units instead of handling files one by one.

Bulk pricing

Clear pricing by portfolio size so the service scales with your business.

Annual inspections are now mandatory

As of January 2025, every registered Toronto STR is subject to a mandatory annual compliance inspection — and the operator must be present. We help your clients stay ready.

PRP does not file MAT, submit applications, or act as your agent with the City. PRP is not a licensed property manager and not a law firm. All filings, payments, and City communications remain the responsibility of the registered permit holder for each unit.

FAQ

Common questions

Do you work directly with property managers?

Yes. These packages are designed specifically for property managers handling multiple STR units.

How is this different from your regular pricing?

Our standard pricing is built for individual permit holders. These packages are structured for portfolios and include additional support. Unlike full-service management companies, we charge a flat annual fee — not a percentage of booking revenue.

Do property managers need to be separately licensed in Toronto?

The City of Toronto has directed Municipal Licensing and Standards to examine licensing requirements specifically for STR property managers. This is still evolving — we stay current on bylaw developments so your clients aren't caught off guard. Book a call to discuss what this may mean for your portfolio.

How do you handle a portfolio where some units are non-compliant?

We start with a portfolio intake review to flag any units with permit gaps, listing issues, or principal residence concerns. From there, we help prioritize and work through each situation — including violation response and 10-day notice response support where needed.

Can this be white-labeled?

Yes. White-label and co-branded options are available for larger portfolios.

Do you provide ongoing support?

Yes. Higher-tier packages include ongoing compliance reviews, audits, and support.
