Host Terms of Service

These Terms of Service ("Terms") govern your use of Permit Ready Pros Consulting Inc. ("PRP", "we", "our", "us") services as an individual short-term rental host. By creating an account, purchasing a plan or service, or otherwise using PRP services, you ("Client", "you", "your") agree to these Terms.

Property managers operating multi-unit portfolios are governed by the separate Property Manager Terms of Service.

Plain-language summary. PRP is a Toronto-based short-term rental compliance platform and consultancy. We help you understand and stay onside of City of Toronto STR rules — for whole-home and private-room hosts. We don't submit applications, file MAT, or guarantee outcomes. Subscription plans bill monthly or yearly via Stripe (credit/debit card); a free eligibility check is also available. You can cancel anytime from your account.

1. Plans & Fees

PRP offers a free eligibility check plus three paid subscription tiers for hosts. Every paid plan adapts to your lane automatically — whole-home and private-room hosts pay the same price on the same plan. All fees are in Canadian dollars (CAD) and exclude HST. Each plan can be billed monthly or yearly (yearly is offered at a discount to the monthly rate).

The plan you select at checkout governs the scope of platform features and services you are entitled to. One-time services (audits, registration help, inspection prep, 10-day response packaging) are described in Section 2. Full service definitions are in Section 19 below.

2. One-Time Services

In addition to subscription plans, PRP offers the following one-time services. These are billed once via Stripe at the price shown (CAD, excl. HST) and are independent of any subscription.

One-time services are delivered on a best-efforts basis and, once work has commenced, are non-refundable. They carry the same no-guarantee-of-outcome and no-legal-advice limitations as the rest of these Terms.

PRP is not a law firm, accounting firm, or licensed brokerage. All services are informational and advisory only and do not constitute legal, tax, or financial advice. Consult qualified professionals for those matters.

8. Self-Serve Portal Access

Active paid subscribers receive access to a secure web portal at permitreadypros.com/client-portal.html for the duration of their subscription. The portal lets you:

9. Calendar (iCal) Stay Tracking — Optional

Hosts on Basic Compliance and above may optionally connect an iCal calendar feed (from any platform that exposes one). On Full Compliance and Premium, PRP uses the connected feed to automatically track booked nights for your lane — against the City of Toronto's 180-night cap for whole-home rentals, or as room activity and overcapacity signals for private-room rentals.

10. Municipal Accommodation Tax (MAT) Support

Full Compliance and Premium plans include MAT confirmation tooling: quarterly reminders, remittance prep guidance, and a MAT confirmation email tool. The confirmation tool, when enabled, lets you email a pre-filled remittance summary to the City of Toronto on your own behalf after you have made the payment. This tool is gated to clients who:

11. Limitation of Liability

To the fullest extent permitted by law, PRP shall not be liable for:

You agree to indemnify and hold harmless PRP from any claims, damages, or liabilities arising from your non-compliance, misrepresentation or omission of information, or actions taken based on PRP guidance.

13. Cancellation & Refund Policy

Subscription fees are pre-paid for the billing period in progress and are non-refundable once that period has commenced.

14. Property Inspection & Compliance Review

PRP may offer in-person or virtual inspections to assess compliance readiness. Inspections are visual and non-invasive only, do not guarantee compliance, and do not substitute for an official City inspection. You remain responsible for completing required updates and passing any official inspections.

15. Privacy & Data Protection

PRP collects and handles your personal information in accordance with Canadian privacy legislation (PIPEDA) and Ontario's privacy framework. The full description of what we collect, how we use it, and our third-party processors is in our Privacy Policy.

16. Force Majeure

PRP shall not be liable for any failure or delay caused by circumstances beyond our reasonable control, including regulatory changes, natural disasters, pandemics, government-ordered shutdowns, or third-party platform outages. If services cannot be resumed within 60 days, either party may terminate.

17. Dispute Resolution

  1. Direct negotiation — both parties engage in good-faith discussion for 14 days from written notice.
  2. Mediation — if unresolved, refer to a mutually agreed mediator in Ontario; cost shared equally.
  3. Legal proceedings — if mediation fails, the courts of Ontario have exclusive jurisdiction.

Nothing in this clause prevents either party from seeking urgent injunctive or equitable relief.

18. Electronic Signatures & Communications

By creating an account, completing checkout, or otherwise indicating acceptance through PRP's portal, you electronically agree to these Terms. Electronic acceptance is legally binding under Ontario's Electronic Commerce Act, 2000.

20. PRP Growth Capital™ — Financing Referrals (Optional)

PRP Growth Capital™ is an optional referral service that introduces interested hosts to independent, third-party capital providers. It is not part of your compliance subscription and carries no additional charge to you. Participation is entirely voluntary and opt-in.

21. Governing Law & Independent Contractor

These Terms are governed by the laws of the Province of Ontario, Canada. PRP operates as an independent contractor and is not affiliated with any government authority.

22. Changes to These Terms

We may update these Terms from time to time. Material changes will be communicated by email and posted to this page with an updated effective date. Continued use of PRP services after a change indicates acceptance.
