STR Operational Infrastructure
The compliance operations layer for Toronto short-term rental operators.
Your PMS handles revenue. PRP handles permits, MAT, and compliance monitoring for Toronto STR operators and portfolios. Works alongside the leading property management platforms via iCal feeds, CSV uploads, and shared property data.
PRP is not affiliated with, endorsed by, or officially partnered with these PMS platforms unless otherwise stated. Platform names are referenced only to describe compatibility via standard data exchange paths.
How the two stacks fit together
Revenue stack and compliance stack are different layers.
Property Management Systems are built to maximize revenue across many jurisdictions. PRP is built to keep Toronto STR permits active. Both are required to run a professional operation — neither replaces the other.

- Dynamic pricing
- AI guest messaging
- Cleaner / team scheduling
- Smart-lock integration

Per-PMS coverage
PRP operates alongside the leading PMS platforms.
Many Toronto operators use PMS platforms such as Guesty, Hostaway, Hospitable, Uplisting, OwnerRez, Tokeet, Hostify, and iGMS. None of them cover Toronto STR compliance — by design. PRP slots in next to whichever PMS you use.
Every PMS connects to PRP through the same standard paths: Airbnb iCal feed, CSV property upload, and shared host data. The "PRP adds" bullets on each card describe the compliance capability we provide on top.
Enterprise property managers running 50+ unit Toronto portfolios use PRP for permit continuity and portfolio-wide compliance monitoring.

Capability matrix
What each layer is built to do.
PMSs are jurisdiction-agnostic by design — they scale across dozens of countries. Toronto STR compliance requires city-specific monitoring, which is why PRP exists as a separate operational layer.

"Partial" means some PMSs flag basic conflicts but do not perform Toronto-specific overlap analysis (operator-by-address, MAT-aware booking reconciliation).
Operational reality
What we monitor daily for Toronto STR operators.
- Every active Toronto STR permit on the city registry
- Toronto Open Data publishes permit additions daily
- 10-day response window from Intent-to-Revoke notice to administrative decision
- 180-night annual rental cap measured on a calendar-year basis; cross-listing bookings count toward the cap
- Cross-platform listing overlap (Airbnb + Booking on the same address) tracked at the property level

The honest pricing comparison
PRP is a separate budget line, not a replacement.
PRP runs as a separate budget line from your PMS — not a replacement.
Your PMS earns you revenue at $20–$50 / unit / month ($240–$600 / year). PRP protects that revenue at $999–$1,999 / year (host) or $1,050–$1,350 / unit / year (portfolio).
PRP costs roughly 2–4× a PMS per unit / year. The justification: a single Toronto STR permit revocation costs an estimated $20,000–$60,000 in lost income during the 12-month re-registration bar. On the math, a $30K revenue loss is 15–30× annual PRP cost — avoiding even one major compliance disruption typically outweighs years of PRP subscription.

How the integration works
Honest about today versus roadmap.
PRP does not currently maintain direct API integrations with PMSs. The integration model below describes what's live in Q2 2026 and what's planned.
Today (Q2 2026)
- PRP ingests booking data via Airbnb iCal feeds (refreshed every 4 hours).
- Property managers can bulk-upload property CSVs for portfolio onboarding.
- Host details and permit numbers are entered once during the Pre-Submission Review wizard.
- Booking iCal feeds supported at the schema layer (host-facing UX surfaces Airbnb only in Toronto).
- Daily Toronto Open Data sync keeps the permit registry mirror current.
- PRP detects permit removals and reissuance events by diffing daily Open Data snapshots — the city registry publishes additions but does not surface what's been removed.
Roadmap
- Direct API integrations with Guesty, Hostaway, and Hospitable — targeting late 2026.
- Webhook-based real-time sync for booking events — under scoping.
- Per-PMS owner-statement reconciliation for MAT remittance — partner-dependent.
- Bulk permit pathway re-sync via partner webhook channels — partner-dependent.
Roadmap timelines are partner-dependent and subject to change. PRP does not promise integrations ahead of contractual partnership with each PMS.
FAQ
Frequently asked questions.
I already use Guesty / Hostaway / Hospitable — why would I add PRP?
Your PMS is your revenue stack; PRP is your compliance stack. They cover different domains — PMSs handle channel sync, pricing, and guest messaging; PRP handles Toronto permit continuity, MAT workflow, and overlap detection. Both are required to run a professional Toronto STR operation.
Does PRP replace my PMS?
No. PRP runs alongside your PMS. We don't do channel sync, dynamic pricing, guest messaging, or owner statements. If you remove your PMS, PRP cannot replace it.
Why doesn't my PMS already handle compliance?
Major PMS platforms are designed to operate globally across dozens of jurisdictions. Toronto STR compliance requires city-specific monitoring, permit workflows, MAT handling, and overlap intelligence — which falls outside the scope of most PMS platforms.
How much does PRP cost compared to my PMS?
PRP is roughly 2–4× a PMS per unit / year. It's a different budget line entirely — revenue stack vs compliance stack. The justification is asymmetric downside: avoiding even one major compliance disruption typically outweighs years of PRP subscription cost.
As a single-property host, do I really need this if my PMS handles bookings?
Yes. Your PMS handles bookings — what guests see, when they check in, what they're charged. PRP handles your relationship with the City of Toronto — your permit status, MAT remittance, 180-night cap, and renewal pathway. Those are separate domains. One property with a revoked permit is a 12-month earnings interruption; PRP exists to prevent that.
What if I use a different platform — or no PMS at all?
PRP works with any platform that publishes an iCal feed. Direct Airbnb operators, Booking listings, mixed setups, and PMS-free portfolios are all supported via iCal ingestion and CSV upload.
Do you integrate with my accounting software (QuickBooks, Xero)?
Not directly today. MAT filing data exports as CSV for your bookkeeper. Owner statements come from your PMS — PRP reads booking data for MAT and compliance purposes only.
