PRP does not currently maintain direct API integrations with PMSs. The integration model below describes what's live in Q2 2026 and what's planned.

Today (Q2 2026)

  • PRP ingests booking data via Airbnb iCal feeds (refreshed every 4 hours).
  • Property managers can bulk-upload property CSVs for portfolio onboarding.
  • Host details and permit numbers are entered once during the Pre-Submission Review wizard.
  • Booking iCal feeds supported at the schema layer (host-facing UX surfaces Airbnb only in Toronto).
  • Daily Toronto Open Data sync keeps the permit registry mirror current.
  • PRP detects permit removals and reissuance events by diffing daily Open Data snapshots — the city registry publishes additions but does not surface what's been removed.

Roadmap

  • Direct API integrations with Guesty, Hostaway, and Hospitable — targeting late 2026.
  • Webhook-based real-time sync for booking events — under scoping.
  • Per-PMS owner-statement reconciliation for MAT remittance — partner-dependent.

I already use Guesty / Hostaway / Hospitable — why would I add PRP?

Your PMS is your revenue stack; PRP is your compliance stack. They cover different domains — PMSs handle channel sync, pricing, and guest messaging; PRP handles Toronto permit continuity, MAT workflow, and overlap detection. Both are required to run a professional Toronto STR operation.

Does PRP replace my PMS?

No. PRP runs alongside your PMS. We don't do channel sync, dynamic pricing, guest messaging, or owner statements. If you remove your PMS, PRP cannot replace it.

Why doesn't my PMS already handle compliance?

Major PMS platforms are designed to operate globally across dozens of jurisdictions. Toronto STR compliance requires city-specific monitoring, permit workflows, MAT handling, and overlap intelligence — which falls outside the scope of most PMS platforms.

How much does PRP cost compared to my PMS?

One property with a revoked permit is a 12-month earnings interruption; PRP exists to prevent that.

What if I use a different platform — or no PMS at all?

PRP works with any platform that publishes an iCal feed. Direct Airbnb operators, Booking listings, mixed setups, and PMS-free portfolios are all supported via iCal ingestion and CSV upload.

Do you integrate with my accounting software (QuickBooks, Xero)?

Not directly today. MAT filing data exports as CSV for your bookkeeper. Owner statements come from your PMS — PRP reads booking data for MAT and compliance purposes only.
